Selling and marketing your home is an art. It is also very stressful and overwhelming. Below is a brief overview broken down into seven simple steps to listing your home for sale.
These are general steps required to market and list your home. You have to remember each home is different and my goal is the find the strengths and the unique selling points and market accordingly.

Step ONE: Team Selection Process
One of the most important steps, after you have decided to sell your home, is to determine who you want as part of your power team. Not all teams are created equal and the Realtor you select will be part of your team guiding you along this journey. As part of your team, I will help price your home fairly, set expectations on both sides, formalize a communication plan, confirm key dates, and understand your family’s needs and wants. A pro tip is to interview and select someone who aligns with your values and beliefs.
Step TWO: Prepare, List & Market Home
Once your team has been finalized. The next step is to prepare your home to look it’s best physically and online. Preparations may include professionally measuring the living space, having photographs taken to attract home buyers to the listing, and touching up areas of the house that may require some TLC. Preferred show times and open houses will be discussed during this step.
Step THREE: Offer
Exciting! Your first or one of many offers has just come in. This step is where the negotiations commence between the Realtors. Pricing and other terms & conditions will be discussed and flushed out.
Step FOUR: Subject Removal
After terms and conditions have been met and the offer is accepted by both the buyer and the seller. Conditions need to be satisfied to firm up the deal. Some conditions that need to be satisfied could be financing, inspection of your home to determine current and future state repairs, and review of key documents such as strata minutes.
Step FIVE: Deposit
Shortly after the subject removal process, a deposit is obtained by the Realtor representing the buyer to further lock in the commitment. Typically this is a percentage of the purchase price that is held by a third party in trust by a lawyer and forms part of the sale price.
Step SIX: Completion
This step is really a meeting with your legal team to ensure that you receive the proceeds from the sale of your home and the home is de-registered in a timely manner with Land and Title. While at the same time, the new homeowners receive the proper registration for their purchase.
Step SEVEN: Possession
Typically a day after completion, your old keys are delivered to the new homeowners. Congratulations again on the recent sale of your home.
